MAINTENANCE AND OPERATION

 

I. PHILOSOPHY

  A. Individual Program
     Every school should be staffed with custodial personnel sufficient to keep the building and grounds in a manner to bring pride to the staff, student body, and community.

     The entire school program can be enriched by an well-organized, preventive maintenance program. School spirit and community pride is a factor in the overall school program.

  B. Purposes and Objectives
     1. Maintain clean building and grounds at all times.
     2. Ensure safety, health and comfort of students and faculty at all times.
     3. Instill pride in staff, students, and community from a practical and aesthetic viewpoint.
     4. Properly store all equipment and materials.
     5. Ensure good working relations with faculty and other staff members.

III. SPACE NEEDS

  A. Estimate of Space Needs
     To meet Florida State Proposed Accreditation Standards, Level 2, for enrollment of 2500 pupils
     1. Projected Enrollment of Subjects
        With an enrollment of 2,500, assuming half-male and half-female, there should be 8 girls' bathrooms and 8 boys' bathrooms. For staff members and visitors the school needs four restrooms. Near each restroom there should be a storage closet. Also, the school should have one large central storage room and one separate storage room for mechanical equipment.
     2. Policy of group size

     3. Number of Sections of Each Size Group
        Recommended minimum number of toilet fixtures for gang toilet rooms should provide for the pupil capacity of the school according to the following ratio:

c. Urinals 1-30

        Each girls' restroom should have 5 water closets and 4 lavatories. Each boys' restroom should have 3 water closets, 5 urinals, and 4 lavatories.

       For staff members and visitors the school needs 4 rest rooms which do not open into the faculty room, but are situated near it. The ladies' restroom should contain:

        a. Minimum of two water closets.
        b. Powder room adjacent to toilet room, with cot.
        c. Two lavatories with hot and cold water.
        d. Vanity and stool.
        e. Enclosed space for collective storage for teachers.
        f. Horizontal mirror above vanity and lavatories.
        g. Full length mirror on door.

       The men's restroom should contain:
        a. One enclosed water closet.
        b. One urinal.
        c. Two lavatories with hot and cold water.
        d. Shelf
        e. Mirror

  A. Number, Types, and Sizes of Items to be Stored
     1. Inside:

  B. Size of Cabinets or Shelving
     1. Minimum of 200 linear feet, 36" deep, adjustable shelving in central storage room, enclosed with locks
     2. Minimum of 50 linear feet, 36" deep, adjustable shelving with locks in individual storage rooms
     3. Cabinet especially designed for storing small hand tools, with locks.

  C. Size of Storage Area
     1. Central Storage Room, 1,000 sq. ft.

     3. Machine room, 300 sq. ft.

V. SPECIAL CONSIDERATIONS

  A. Toilet Facilities
     1. Facilities throughout should meet Florida State Proposed Accreditation Standards, Level 2.
     2. Toilet facilities shall be placed for easy supervision and for convenience of pupils. Boys' and girls' restrooms should be at opposite ends of wings where economically feasible.
     3. There shall be separate facilities for students, faculty, custodial and lunchroom personnel.
     4. All departments should have access to toilet facilities. Girls' restrooms should contain lavatories, water closets, paper holders, mirrors, including one full length mirror, liquid soap dispensers, paper towels, hooks for coats, shelves for books near entrance, and waste containers. All fixtures should be durable and easy to clean.
     5. Partitions should be of rustproof, non-corrosive material and extreme care used to properly secure them. Partitions should be at least six feet high, commencing about one foot above the doors, non-corroding hardware, and rubber bumpers.
     6. Each toilet shall contain floor drain and hose bibb.
     7. Floors must be constructed of ceramic tile or similar impervious material.
     8. Wall surfaces shall be constructed of ceramic tile or suitable impervious material (epoxy or equivalent) to a height of six to eight feet.
     9. All toilet fixtures shall be substantial, attractive, and of material that can be cleaned, non-breakable, bolted to wall.
     10. All restroom fixtures, hardware, etc. shall be;
        a. Made of non-corrosive material or specially treated to prevent oxidation,
        b. Built in to minimize breakage.
     11. Water closets, lavatories, urinals and stall partitions should be wall or ceiling hung to aid sanitation.
     12. Protective covering shall be placed on doors where hands and feet mar.
     13. All light fixtures shall be shielded and recessed.
     14. All window frames shall be of aluminum construction and lave obscure glass panes.
     15. Ceiling shall be of plaster construction coated with washable paint.
     16. Positive ventilation is essential for toilet rooms. Proper temperature is also essential. Toilet areas should be maintained at cooler temperatures than other areas of the building to cut down on "lingering".
     17. The entrance to toilets shall be placed in such manner as to prevent visibility to the interior from the corridors, but not create traffic congestion. Sharp turns shall be avoided. Lavatories shall be placed so that students will pass them upon leaving toilet stalls. Doors should not obstruct or block passageways, staircases, corridors, etc. Adequate space shall be provided for those waiting and to allow restroom traffic to flow freely.
     18. Provision shall be made to allow cut off of water supply from each fixture or group of fixtures when repairs are needed. This feature should not be accessible to students.

  B. Central Storage and Receiving Area

     This space should be centrally located in the school plant and in a service drive for convenience of delivery. A receiving and holding area is needed for all deliveries. From this area small quantities of custodial supplies are distributed to small service closets. The following should be provided in this area:
     1. Work bench for minor repairs
     2. Locked tool cabinet
     3. Minimum of 200 linear feet of heavy-duty shelving for storage of cleaning supplies. Should be adjustable.
     4. Floor space for 55-gallon drums in cradles.
     5. Adequate storage area for supplies, space for desks, chairs, tables, etc.
     6. 110V double convenience outlets shall be located every 15' with minimum of 2 above height of work bench.

  C. Custodial Office and Shower Room
     Should be located adjacent to central storage room, large enough for desk, filing cabinet, lockers for personnel, bulletin board, single shower and toilet, and shall be connected with inter-communication system.

  D. Small Service Closets
     These closets shall be located conveniently throughout the plant; preferably near restrooms. Each shall be equipped with hot and cold water, heavy-duty utility sink, shelving for paper towels, toilet tissue, and cleaning supplies. Shall be large enough to house custodial service trucks, 4' x 3' x 2', and shall have floor drain and be well ventilated. At least 2 110V double convenience outlets and overhead light shall be provided.

  E. Outside Storage
     This space shall be detached from the main school plant due to fire hazard of gas, oil, paint, lawn mowers, etc. Double doors are required to permit entrance of mower, wheelbarrows and other large items.

  F. Treatment of all Interior Wall
All exposed walls of halls and classrooms shall be painted with epoxy or equivalent.
